Tenant Criteria

Applications

• All applications must be completed before processing (including co-signers).
• $55 application fee per person 18 and older.

Finances

• Income must equal 3X market rent (unless a co-signer is included).
• Credit score of 600+ preferred.
• Lower credit scores may be accepted with 12 months of positive housing history and no prior evictions (cosigner required if housing history is not met).

Pets

• Whether pets are allowed will vary by property.
• No puppies/kittens under 1 year old.
• Maximum of 2 pets.
• ESA/ Service animals accepted with proper documentation.

Insurance

• Must provide proof of renter’s insurance before receiving keys.

Vehicles

• No more than 2 vehicles per property.
• All vehicles must be licensed and insured.
